Speechless Sunday: San Diego Bay Sailing

San Diego Bay was made for sailing.  Beautiful scenery, there is usally a breeze strong enough for a fun sail.  And, of course, if you want more challenging just go rip it up on the Pacific Ocean.

Here is a photo we took last year when the RC-44 Yacht Races were in town.

College Town Real Estate Trends

Terrific article by noted author Ilyce Glink.  When a parent has the resources, one of the best investments they can make is to buy a home that their college student child can live in.  Many of our clients have purchased homes their kids lived in while in college and either sold the home after the graduate moved on or, more often, kept the home and continued as a landlord.  San Diego is such a premier area appreciation is typically much higher than other locations.

San Diego, known as an education hub, has many great colleges.  If your child attends (or will be) any of these schools call, us at (800) 928-1672 to assist with your real estate needs; University of California San Diego UCSD, San Diego State University SDSU, University of San Diego USD, Point Loma Nazarene, San Diego City College, San Diego Mesa College, Thomas Jefferson School of Law, Western Sierra Law School or California Western School of Law.  We will be happy to help you explore the possibility of purchasing a home in America's Finest City!

Via Ilyce Glink (Think Glink Publishing):

It's only January, but for many families that means college planning is in full swing. Whether your child is headed to college next fall or a junior in high school deciding on which college to attend, it's time to start planning for the future. Considering the cost of tution and housing, some parents are looking into purchasing college town real estate.

One of the biggest expenses associated with college is housing. According to scholarships.com, the average cost of room and board fees at a four-year college or university runs nearly $10,000 per year. That number could be even higher, depending on the school and location. Given the comparatively low cost of buying a home, more "parent investors" are purchasing second homes for their students to live in while in school.

Some parents require their children to pay rent in order to cover the mortgage, others consider it an investment for themselves. Some investors even purchase the homes long before their own children go to college, renting them out to other students in the interim and letting the rent cover the expenses.

Whatever the case may be, if you have the means, buying some college town real estate might be the right move for you.

Find out where buying college town real estate makes sense - and where it doesn't pay - on my CBS MoneyWatch blog.

Big Waves Delight Surfers and Tourists in San Diego!

Big Waves Delight Surfers and Tourists in San Diego!

For several days last week we experienced big (huge in some places) waves.  These waves were caused by storms in Japan, 8,000 miles away.  It was unusual because our weather was picture perfect, 70s and sunny at the beach.  Typically, when waves are this big in San Diego it is because of local winter storms.  San Diego has seventy miles of coastline and there are many famous, iconic surf beaches here.  Also, a lot of surf legends live in San Diego or have lived here.  Local surfers were ecstatic about last week's waves!  Not sure if local surf god, Ralph Machado, was out there but, if he was, the conditions were perfect.

Ocean Beach San Diego Big Waves

Beside thrilling the surfers, the waves also entertained the tourists, locals and media.  When I shot this video (scroll down) we were at the pier in Ocean Beach and the parking lot next to the pier was full of media trucks.  The pier (longest on the West Coast) was closed because the water actually was over the pier several times.  If you get a chance walk out on the pier and have clam chowder or fish and chips at the small restaurant right on the pier.  My video was just shot on my phone cam so it didn't do justice to how big the waves actually were.  In Ocean Beach waves topped 15 feet!  At Boomer Beach in La Jolla they were even bigger, 17 feet.  And surf favorite, Swami's in Encinitas, thrilled surfers with 12 feet waves.

Big Waves Hit San Diego Coast

Pounding waves could be heard a half mile inland.  Waves this big can be dangerous so only the most experienced were out surfing.  I heard one guy had his surfboard cut in half by the waves.  It has been over a year since waves this big have hit San Diego.  Luckily there was no subsequent flooding.  Lifeguards were definitely earning their money and had to make a few rescues.  At least two or three people received mild to moderate injuries.  For the most part, everyone up and down the San Diego coast, were just excited to witness the natural spectacle.  I love the fact that the sea is always changing and never get bored walking the beach, San Diego Bay or getting out on the water in a boat.  No, I haven't been on a surfboard yet.  Maybe some day, in the 1 to 2 foot wave range :)

Enjoy some of the photos we snapped the other day and remember to scroll and check out my quick video.

Start 2012 At The La Jolla Shores Polar Bear Swim!

Start 2012 At The La Jolla Shores Polar Bear Swim!

How to start the New Year?  Hmmmm here's a great idea, healthy, fun and free.  Put on your suit and goggles and take a dip in the Pacific Ocean.  Tomorrow, January 1, 2012 at 10AM the La Jolla Cove Swim Club will host their annual Polar Bear Swim at La Jolla Shores Beach.  Last year approximately 300 people participated.  Many just wade into the chilly water (should be about 58 degrees) but the Master's Swimmers actually swim a two mile course.  There will be lifeguards on duty and, at least one, on a jet ski.  A kayak support team will also be there.  After the refreshing swim, participants will enjoy Starbuck's and some terrific pot luck goodies.  I hear several people bring fantastic chili and other dishes to help warm the swimmers.  Weather in La Jolla Shores should be great, low to mid 60s!

Kellogg Park La Jolla Shores

Kellogg Park in La Jolla Shores is at 8200 Camino del Oro, La Jolla, CA 92037.  Click this link for our video tour of La Jolla Shores, the Orange County Register (newspaper) proclaimed it... "The best beach in the area!"  La Jolla Shores is certainly one of my favorite communities.

Happy New Year!

Retaining Wall Installation - Best Practice

This article was written by Jay Markanich, a Virginia Real Estate Inspector.  Here in San Diego we have a lot of homes with retaining walls.  Many of our houses are built on bluffs next to the beach, or on hillsides with gorgeous scenery but really do need a sturdy, heavy duty, safe retaining wall.

If your San Diego area home has a retaining wall or, you are thinking of buying one with a retaining wall, please take a moment to read this.

If you have questions about San Diego real estate, remember, we are here to help!  Just give us a call at (800) 928-1672.

Via Jay Markanich - Northern VA Home Inspector (Jay Markanich Real Estate Inspections, LLC):

It's time for a post about retaining wall installation - best practice.  Retaining walls are something that home inspectors see frequently.  And just as frequently those walls have problems.

A recent post prompted many to think what is necessary to the proper installation of a retaining wall.  This is a very good question, and one deserving a response.

Retaining walls can be constructed of many things - metal, wood, brick and block, man-made blocks, and huge boulders and stone.  The idea is to retain the weight of the soil behind the wall, and divert water, and its pressure, away from a structure or pathway.

An engineer I have known and referred for many years is Ken Fraine, of Soil and Structure Consulting, Inc.  When asking him his thoughts regarding this post, he said,

"Nearly every failed retaining wall I’ve ever inspected failed due to an improper drainage system or a complete lack of one.  Note that [concrete] block walls should also have a waterproofing membrane placed on the backside to prevent deterioration of the mortar joints and the blocks themselves."

Drainage, therefore, is significant.  The the single-most reason walls will eventually fail.

Properly constructed, retaining walls are very complex.  Many things work together to insure their success, from retaining wall material, back fill, angle of the wall setback, stabilization into the rear structure and drainage, etc..

I have seen retaining walls made from the man-made blocks that are 30' high and more.  Of course, with that height, more drainage is necessary than the single collection pipe shown here.  Those blocks intersect, or have lips which rest on each other such than one cannot be moved as regards its neighboring blocks.

The collection pipe would be a 4" plastic tube with pre-drilled holes to collect and then divert water.  Of course it would be wrapped with a silt-filtering mesh and then protected with gravel (called Unit Core Fill/Drainage above).

Even with different wall materials, the components shown above would still apply.  And any wall constructed like the one in the diagram above would be

Best Practice

My recommendation:  just from a visual inspection or walk around, it might be difficult to determine if a retaining wall has all the components and structural capability of the diagram above.  But you can ask!  Find out who did the work, try to obtain any permits and receipts and investigate the company that put the wall in.  Doing all that will go a long way toward the peace of mind needed to know if a wall will last.

San Diego, CA: Holiday Bowl Tonight, Tix Still Available!

San Diego, CA: Holiday Bowl Tonight, Tix Still Available!

Tonight (12/28) at 5PM PST will be the kickoff for the Holiday Bowl being played at Qualcomm Stadium in Mission Valley San Diego.  Qualcomm, or The Q as we call it, will be temporarily re-named Snapdragon Stadium for this game and for the Poinsettia Bowl that was played last week.  The name change is a way for Qualcomm to draw attention to it's Snapdragon mobile processors.  Snapdragon processors are probably in all your favorite tech savvy phones, tablets and other gadgets.

Last I heard, there are approximately 8,000 tickets still available.  The stadium holds 66,000 people so I think taking the trolley would be your best bet.  San Diego Mass Transit is an award winning transit system.  We have the trolley which gets you all over town and even as far away as the Mexican border and east to Santee.  We also have buses that seem to always be on time, we have the Coaster, a train that takes you up into North County, and we even have Amtrak whcih now offers WiFi.

Okay, back to the game.  It will be Cal (University of California Berkeley) vs Texas (University of Texas).  San Diego Holiday Bowl Cal vs TexasThey both have the same record this year, 7 wins, 5 losses.  Cal is in the Pac 12 and Texas is in the Big 12.  On paper, it should be an even game.  Personally, I am rooting for the Cal Golden Bears.  I didn't go to school there, my alma mata doesn't even have a football team anymore, but years (many) ago I did date a Cal football player and went to a lot of games and parties in Berkeley.  Both Austin and Berkeley are beautiful cities with a lot going for them.  Both universities are highly accredited and both have rabid fans.  The fans have really been enjoying San Diego this week.  Our weather has been picture perfect and I have run across fans from both schools downtown San Diego, Coronado and La Jolla.  I'm sure many are soaking up the sun and ambiance at Pacific/Mission Beach too.

Earlier today, they had the Big Bay Balloon Parade which is always in conjunction with the Holiday Bowl.  This parade is the largest balloon parade in the country, apparently more balloons than Macy's Thanksgiving Day Parade!  The parade route is right on Harbor Road, with the gorgeous San Diego Bay as the backdrop.  Here'sBetty Boop At San Diego Balloon Parade a photo of Betty Boop, a huge fan fave!

To get tickets to the game just log on to the Bridgepoint Education Holiday Bowl ticket center.  Whether you watch it live, or on TV, enjoy the game.  If you watch on TV, I'm sure they will show a lot of the local scenery.  There have been blimps flying around town the last several days and they are filming the filler shots.  If you fall in love and want a San Diego relocation package just click here.
